State Bureau Chief SANGAREDDY APRIL-2  A massive unauthorized villa project located near the Outer Ring Road (ORR) in Patancheru has come under the scanner for gross violations of urban planning and environmental regulations. The venture, developed by Anmol Constructions across Survey Nos. 44, 46, 47, and 48 in Kardanur village, is reportedly progressing at a rapid pace despite lacking any mandatory clearances.Marketed under the names “Alaya Villas” and “Aaram Villas,” the project has allegedly bypassed approvals from the Hyderabad Metropolitan Development Authority (HMDA) and the Telangana Real Estate Regulatory Authority (RERA). Sources indicate that nearly 70% of the units have already been sold. Experts warn that because the site sits within a drainage channel buffer zone and near a pharmaceutical facility, residents could face significant safety and environmental hazards, especially during the monsoon.
The project is currently embroiled in multiple legal battles, including a demolition writ petition in the Telangana High Court and a pending case before the Lokayukta. Furthermore, FIRs have been registered at the BDL Bhanur and Patancheru police stations. Despite these active legal challenges and police cases, aggressive on-site marketing continues, targeting buyers who may be unaware of the site’s status.Regulatory experts and authorities have issued a stern caution to potential investors, noting that unauthorized constructions are subject to demolition and legal seizure. They emphasized that such investments carry a high risk of total financial loss. Local residents and activists are now calling for immediate intervention from state authorities to halt construction and protect the public from further exploitation.
